<p>Financing applications for home purchases declined 6.9 percent in the past four weeks, said Paul Diggle, property economist for Capital Economics in London, citing figures from the Mortgage Bankers Association. The data suggest that recent improvements in U.S. home sales may not be “built on solid foundations,” he wrote in a note to clients yesterday. <a href="http://www.mylendingplace.com/">http://www.mylendingplace.com/</a></p>
<p>“At some point, mortgage applications will have to improve to keep the recovery in home sales going,” Diggle said in the note. “We believe that faster jobs growth and slightly looser credit will provide this boost to mortgage demand.”</p>

<p>Ten-year Treasury yields, a benchmark for mortgages, rose to a six-week high yesterday after European Commission President Jose Barroso called for a “coordinated approach” to recapitalize the region&#8217;s banks. U.S. employers added more workers than forecast in September while the jobless rate held at 9.1 percent, the Labor Department said last week.</p>
<p>“The economic news has not been nearly as bleak as we&#8217;ve become accustomed to,” said Keith Gumbinger, vice president of HSH Associates, a loan-data firm in Pompton Plains, New Jersey. “Money has crept its way out of the safe havens of Treasuries and back into equities and there&#8217;s been a slight lift in interest rates as a result.”</p>

The previous record was 4.42%. Rates reached that level on Oct. 20, 2010, and Nov. 3, 2010.</p>

<p>Mortgage rates tend to track the yield on the 10-year Treasury note. A weakening U.S. economy has led many investors to shift money from stocks to bonds, which are seen as safer bets. That has pushed Treasury yields to their lowest level this year. Bond yields fall as demand increases.</p>

Sales of previously occupied homes fell in June for a third straight month to a seasonally adjusted 4.77 million. <p>&#8220;Macroeconomic data released this week were a mixed bag,&#8221; said Freddie Mac Chief Economist Frank Nothaft. &#8220;On the positive side, the index of leading indicators in June rose for the second consecutive month, beating the market consensus forecast. Rates on <a title="today's 15 year fixed mortgage rates Texas" href="http://http://www.mylendingplace.com/mortgage/rates/todays/">15-year fixed-rate mortgages</a> averaged 3.66%, flat from last week though down from 4% a year earlier.</p>

<p>Five-year Treasury-indexed hybrid adjustable-rate mortgages averaged 3.25%, down from 3.27% last week and 3.76% a year ago. One-year Treasury-indexed ARM rates averaged 2.95%, down from 2.97% in the prior week and 3.64% in the prior year.</p>
<p>To obtain the rates, <a title="Today's 30 year fixed mortgage rates Texas" href="http://http://www.mylendingplace.com/mortgage/rates/todays/" target="_blank">30-year fixed-rate mortgages</a> required an average payment of 0.8 point, while 15-year fixed rates required an average 0.7 point payment. A point is 1% of the mortgage amount, charged as prepaid interest. Five-year adjustable rate mortgages required an average 0.6-point payment, while one-year adjustable rates required an average 0.5 point payment.
